See how the purchase comes together.

Christian walks through the strategy at an apartment building he bought with seller financing. Watch how the property, the financing, and the partnership fit together.

Deal, debt, equity.
In that order.

Every property you bring to the team goes through the same sequence: deal, debt, equity. Establish what you can offer, structure the financing, then put the remaining capital and partnership together.

Start with the building.

Bring a property in your target market to a deal review. Work through its rents, expenses, occupancy, repairs, and reserves with the team to establish a price that makes sense.

Use your conversations with the owner or broker to shape the offer. Review the proposed price and terms with Christian and the team, submit it, and follow up.

Find the right financing.

Work with Christian to structure financing around the property. Explore seller financing and other available lending options, then compare the terms against the property’s income and expenses.

Review the down payment, interest rate, monthly payment, term, and any balloon payment before committing. Bring lender questions and proposed seller terms back to the team as negotiations move forward.

Bring in what’s missing.

Once the deal and financing are outlined, identify the capital still needed to complete the purchase. Work through what you can contribute and where investors or partners can help.

Bring the opportunity to potential partners. With the team’s support, work through contributions, ownership, and who will operate the property.

Frequently asked questions.

Christian answers your questions about the mentorship, the work, and your first deal.

Okay, I join the mentorship… then what?

Start with a property in your target market. Analyze it, bring your numbers to Christian and the team, and work toward making offers. Three live calls each week support your next steps, with the goal of getting under contract within six months.

I’ve been burned by mentorships before.

Christian has been in both helpful and disappointing coaching programs himself. Multifamily Strategy is practical support across the whole process, from finding and funding a deal to managing it, with access to Christian, the team, and the member community.

How long does it take to actually buy a deal?

The goal is to be under contract within six months. Start with property analysis and owner conversations, move into offers and negotiation, then work through due diligence and closing. A signed contract and a completed purchase are different milestones; closing depends on the transaction.

I have no experience. Should I start with a small rental?

If apartment buildings are your goal, learn that business directly. Multifamily has different financing, valuation, and operating requirements from single-family rentals, so owning a house or duplex first is not a prerequisite.

What if I have bad credit?

A credit score is only one part of financing a deal. Seller financing and partnerships may offer options that differ from a conventional bank loan. The mentorship covers both creative and conventional financing, including building toward stronger credit and future bank financing.

What if I don’t have the connections?

You don’t need to build an entire network before you begin. Our focus is identifying and analyzing a good deal first, then working through the debt and equity needed to fund it. The member community gives you a place to meet other investors and develop those relationships.

I’m busy. How much time will this take?

Expect to put the most effort into the first month: work through the training, practice analyzing deals, speak with brokers, and bring questions to coaching calls. The daily acquisition routine is shorter once those skills are in place, with additional time for inspections, due diligence, and closing. Your schedule will depend on the property and your experience.

How do I know this will work for me?

Members have started at different ages, income levels, and stages of experience. You don’t need one particular background to learn the process. The coaching helps you develop the skills and a plan for your starting position; individual results vary.

Aren’t interest rates still too high?

The financing is evaluated in the context of the entire deal: whether the property’s income supports its expenses and debt payments, along with the equity position and a long-term holding plan. The interest rate matters, but it is not the only number used to decide whether a purchase makes sense.

I’m worried about the current real estate market.

Our focus is the individual property rather than waiting for a perfect market: evaluating cash flow and using long-term, fixed-rate financing as part of a buy-and-hold plan. The training is built around analyzing those fundamentals before making an offer.

I live in a landlord-unfriendly state.

We invest in both Washington and Texas. Markets have different trade-offs in cash flow, appreciation, and operating conditions. You can evaluate opportunities locally or explore another state. You don’t have to invest where you live.

Mentorship is expensive.

Mentorship is a significant investment, and it’s worth considering whether you’re ready to do the work. The value is in learning a repeatable business, getting coaching and community support, and developing skills you can use beyond your first purchase.

Do you guarantee results?

Yes. Follow the program requirements and get under contract on a multifamily deal within six months, or receive a full refund under the guarantee terms. Review eligibility, required activity, and the refund process in your enrollment agreement.
